In the last 5 months I have closed a 20 unit deal...

Several years ago I got my pilots license and became a corporate pilot for Tri-Max Medical. After working there for 3 years, I realized the important people were sitting in the back of the plane.  Four years ago, I quit my job with $10,000 in my bank account and one duplex that cash flowed about 250 bucks. My first bit of education came from an event at the Learning Annex in Atlanta GA where I heard Dave speak about apartments. I was hooked! Shortly after that I closed 33 Single family houses worth about 850K with about 200k net worth in them. I started my portfolio with single family houses and then moved to apartments.

In the last 5 months I have closed a 20 unit deal that appraised for 400K, and I paid 280K for. Another 27 unit apartment complex closed just 2 weeks ago for an appraised price of 500K and I only paid 240K. Out of the 27 units only 20 need minor rehab. I have just made an offer on a 90 unit complex that looks very promising to close.

I have to tell you about my first deal.

This is a testament to the value of getting Real Estate training and coaching. Don was the best coach every. It's not a giant multi, but it's in my own backyard. Another investor brought this deal to a meeting to pass around. Now that we're stabilizing the property, it's apparent that we will exceed those projections by about an extra $300 per month cash flow.

The original cash flow was projected to be $1450 per month. After we refinance with the higher rents, I will get all my money back, plus $24K additional and still have close to $1,000 per month cash flow. All this from a 3 unit.

At the closing, the property was 100% occupied and we received a $125K credit back from the seller to offset some closing costs and to help with future repairs issues. Things got even better as the bank's appraisal came in S150K over our purchase price leaving more money in our pockets at closing.

Additionally, per your teachings, we received a 3% ($154K) check at closing as our acquisition fee. Our cash flow after paying our expenses and our equity partners will be over approx. $4000 per month.

Learning from you and my coach, I bought this property in an emerging market...

I did it! In less than four months of coaching I closed my first multi-family property. Though it’s not one for the record books, and will not make me financially free, it is a start.
I purchased a duplex for only $7,700. That’s right—seventy-seven hundred… not thousand dollars. Sure, it can use some TLC, but the rent will be $450 - $500 per unit, month after month after month.

I love that kind of built-in equity!

I was so excited to write our first letter to you about closing our 8-unit apartment deal and now I am able to write again! We just closed on a 5-unit deal in Beaumont, Texas on a beautiful corner lot in the historic district. It has a 17% cap rate and I’m not sure I can even figure the cash-on-cash return because we actually got $2,300 back at closing!


This was a no-money down deal--it is worth $141,000 and we purchased it for $66,520. Plus, the bank is giving us up to $19,500 for repairs. After we make repairs and increase rents we will bring the value up to $165,000 at least. I love that kind of built-in equity!

I have been a member of other coaching programs but nothing comes close in its support and amount of material.

  After attending Dave Lindahl’s Boot camp I joined the Gold coaching program. I closed on a 3 unit Building in Somerville Ma, I could have realized about $1000 per month in positive cash flow with about $50,000 in renovations,  however  I chose to go the condo route. I got a construction loan and the bank financed the construction. We have just finished and listed the 3 units for $429,000 each. I have 2 of them under agreement already. (416.5 and 419k). With the other one probably selling for the same amount I will realize a profit of $290,000! (in 5 months)

We did it!

We recently closed on our first emerging market multi-family property! It’s a beautiful 80 unit complex consisting of mostly large 2 bedroom units located in a strong Texas market.
